WhatsApp is where Indian brokers already work. Owners send plot details there. Buyers ask “anything in that area?” there. Co-brokers trade stock there. Estavik does not ask you to leave WhatsApp. It gives you a message you can paste, with photos and a link, and without the owner’s number.
A customer link is for a buyer or tenant. It shows the public listing and your contact. Use it when someone asks for a 2 BHK, a shop, or a plot and you want them to call you, not the owner.
A co-broker link is for another broker or mediator. You choose what they must accept first. A common pattern is a 50/50 split, or 60/40 if you hold the owner. They tap agree, the time is stored, and only then do they see the property. They still do not see the owner’s phone. If they want to show it to their buyer, they share onward through their own customer link, or they ask you for a fresh one.
Write the caption in English, Tamil, Tanglish, or Hindi. The app UI itself switches among Tamil, English, Hindi, Malayalam, and Kannada. The caption is yours. A useful caption has the type, the locality, the size in the unit people say in that city, the asking price, and one line on what is not included.
Example only. This is not a live listing, not a customer, and not a price guide.
Example caption, not a real property2 BHK, 980 sq ft, Velachery, Chennai. East facing. Asking 85 lakh. Photos on the link. Call me on this number. Owner details not on this message.
The same shape works for a plot: “3 cent veettu thidal, east, Anna Nagar. Asking 22 lakh. Link has photos. Do not ask me for the owner number on chat.” Mark any figure you type as your asking price, not as a market rate.
Photos can be watermarked with your name so a gallery forward still carries your identity. Set an expiry when the buyer is “just looking” or when the owner has given you a short window. If the deal dies, deactivate the link from the share list. Anyone who opens it later sees that it is closed.
When a buyer wants three options, use a catalog link instead of three separate forwards. They scroll the properties you picked. You can put one commission note on the catalog or a different split on each property. That catalog is still built from public fields.
Offline visits are covered separately. You can draft the listing with no signal and send the WhatsApp link after you are back on data. See offline listings.
