Chennai brokers spend the day on apartments, and the weekend on layouts past the ring of the city. A Porur buyer and an OMR buyer are not asking for the same product. If your stock is flats, speak sq ft and BHK. If your stock is plots on the edge, speak ground and cent. Estavik lets one phone hold both, and share either without the owner’s number.

Where the chats actually name a place

• OMR, also called Rajiv Gandhi Salai: Sholinganallur, Perumbakkam, Navalur. Apartments, and some plotted land further out.
• Velachery: flats, a few individual houses, buyers who already know the bus routes.
• Porur: houses and apartments, buyers who work west of the city.
• Ambattur and the industrial side: smaller budgets, more questions about approach road.
• Anna Nagar: a name buyers use for a settled residential pocket. Confirm you do not mean an Anna Nagar in another city.
• Tambaram: rail-side demand, houses and plots toward the GST road.

Most flat conversations never say “cent”. They say 2 BHK, sq ft, floor, and whether the price includes registration talk or not. Plot conversations on the outskirts switch to ground. 1 ground = 2,400 sq ft. Say the sq ft next to it so a buyer who thinks in cent can follow.

85 lakh is a placeholder so you can see the shape of the message. It is not a Velachery rate card. Replace it with the asking price your owner gave you. Put the owner’s phone in the vault, then send the link.

Site visits

Chennai visits bunch up after 6 pm and on Sunday morning. Write the follow-up before you leave the street, even if you are on mobile data that drops in the basement. Offline entry is there for the basement and for layout roads that have no tower. The public message can wait until you are back on the main road.
