Land in cents, shared safely, for Nagercoil brokers

Nagercoil brokers, and mediators in the rest of Kanyakumari district, mostly sell land by the cent. A veettu thidal near town and a plot toward Marthandam are different conversations. Buyers ask about patta, the FMB sketch, and the encumbrance certificate before they ask about the compound wall. Your job is to share the plot clearly and keep the owner’s phone on your phone.

Places to write on the listing

• Vadasery: town-side houses and small sites.
• Chettikulam: residential sites buyers compare with Vadasery.
• Krishnancoil: the college and temple side.
• Monday Market: a landmark buyers use even when the survey number is the real address.
• Suchindrum: plots and houses on the way to the temple, often described by the road.
• Kottar: older town fabric, houses more than large layouts.
• Marthandam: further toward the hills. Say Marthandam, not “near Nagercoil”, or the buyer will plan the wrong afternoon.

The unit is the cent. 1 cent = 435.6 sq ft. Ground is less common here than in Chennai. If a seller from Chennai says ground, convert it (2,400 sq ft) and confirm they mean that. Coastal plots and highway plots both need the approach road in the note. “Near the beach” is not a locality.

Example listing

3 cent veettu thidal Suchindrum Kanyakumari east facing. Patta in owner name, EC to be checked on visit. Asking price not published on this example. 3 cent = 1,306.8 sq ft. Call the broker on the link.

Do not treat 1,306.8 sq ft as a value. It is 3 × 435.6. The price stays blank here on purpose.

Documents, and the buyer site

Buyers in this district look up patta, EC, and FMB in ordinary language. The same team publishes buyer guides for those checks on kanyakumariproperties.com. Send a buyer there when they want to understand a document. Keep your owner’s number out of that conversation. Estavik is the broker’s book. That site is the buyer’s reading. They are not the same product.

Share the plot with the steps in how brokers share a plot on WhatsApp. Tamil app screens are already in the product. The Tamil website pages start at /ta.
