A plot forward is how brokers lose a fee. The owner sends size, facing, and a phone number. You send that bubble to a buyer who asked for “anything east facing”. The buyer calls the owner. You are left with the petrol bill. This is the same failure in Nagercoil, Nagpur, and Nashik. The fix is a message that has the plot and your number, and does not have the owner.
Locality, size in the unit they asked for, facing, a rough approach note, photos, asking price, and a way to reach you. They do not need the owner’s name. They do not need the bottom price. If they insist, the visit happens with you in the middle. That is the job.
Typing the details into a fresh message works until you are tired and you forward the original by habit. A link removes that habit. In Estavik the public card is built without vault fields. You paste the link under a short caption.
Example caption. Not a plot for sale. The price is a placeholder.
4 cent veettu thidal, east, approach 20 ft. Asking 18 lakh. Photos on the link. Call me. Owner number is not in this message.
18 lakh is not a local rate. Replace it. If you are in Tamil Nadu, add the square feet: 4 cent is 1,742.4 sq ft. The converter gives you that line. In a gunta market, convert before you send, so the buyer is not doing mental maths on the bike.
Another broker may need the plot for their buyer. They still should not receive the owner’s number as the first step. Agree the split, then send a co-broker link. Commission Protect stores the acceptance. The calculator turns “2%” into rupees so you are not arguing the base later. The partner brings the buyer to you. You call the owner.
If the buyer goes quiet, deactivate the link when the owner asks you to stop showing the plot. A link that lives for months in a group is how a sold plot keeps getting calls. Watermark the photos with your name so a gallery save still points at you.
Nagercoil and Kanyakumari brokers who also get document questions can point buyers to kanyakumariproperties.com for patta and EC reading. That site is for buyers. Your listing stays in Estavik. The city note is on the Nagercoil page.
The longer general guide is sharing any listing safely. The vault itself is explained here.
Estavik is free to start: 5 listings and 10 photos each. Paid plans are Rs.249, Rs.449, and Rs.999 per month, + 18% GST.
