Co-broking fails in a predictable way. Two brokers walk a buyer through a house. The deal closes three weeks later. One of them says the split was never agreed. WhatsApp has a hundred messages and no sentence that states the percent. Commission Protect is that sentence, stored before the site visit.
You pick the split in percent. A plain case is 50/50. Another is 70/30 when you hold the owner and the other broker holds the buyer. You can use three shares when a third person introduced the owner. The other broker must open the terms and tap agree before the property details appear. The time of that tap is stored. The text they agreed to is the text you can show later. It is not a registerable sale deed. It is a record of what the two brokers said to each other.
Run the rupee figure first in the commission calculator. If the price is 80 lakh and the brokerage is 2%, the pool is Rs.1,60,000. A 60/40 split is Rs.96,000 and Rs.64,000. Agree those numbers, or the percents, before anyone starts the scooter.
They see the public listing after they agree. They do not see the owner’s phone or your bottom price. If their buyer wants a visit, they coordinate with you. If you later deactivate the link, their access to that share ends. Your own customer links are separate.

“Fifty-fifty” is incomplete. Fifty percent of the brokerage, or fifty percent of the sale price? Brokers mean the first and then fight about the second. Type the sale price and the commission percent into the calculator, read the rupees, and put those rupees or the percent of brokerage into the terms the other person accepts. If the owner later drops the price, say whether the pool is recalculated. A single sentence prevents a week of voice notes.
Three people need three numbers that add to 100. The person who introduced the owner, the person who brought the buyer, and the person who will attend every visit do not have to be equal. Unequal is fine if it is written. Equal is fine if it is written. Unspoken is how the dispute starts.
Keep customer links separate. The co-broker’s acceptance is not permission to publish the owner’s phone in their buyer group. If their buyer wants photos, ask them to use a customer link that shows your number or theirs, by agreement, and never the owner. Deactivate the co-broker link when the property is withdrawn.
