Buyers ask for “your page” before they agree to a site visit. A full website is a project most solo brokers will not maintain. A portfolio on Estavik is one address, estavik.com/your-name, that lists the properties you chose to show.
Your name, your city, your phone, and the listings you marked for the portfolio. Each card has the public price, photos, and locality. The owner’s name and phone are not on that page. Bottom price is not on that page. A listing you are not ready to advertise can stay off the page. That private holding pattern is what brokers call a ghost listing: it exists in your book, and it is absent from the public page. The word is in the glossary.
Send the link after a call, or put it in your WhatsApp about line. It is not a substitute for 99acres or MagicBricks. Those sites are where many buyers start. Your page is where your own buyers see only your stock, with you as the contact. If a buyer found you on a portal, the portfolio is where you move the next conversation so you are not re-sending ten chats.
The page is indexed by Google only when it is public, has a real name, a city, and at least three listings. An empty handle does not need to rank. Sharing still works either way: you send the link to a person.

A portfolio is a shop window, not the full stock book. Leave off anything the owner has not agreed to advertise. Leave off a property where the patta or the equivalent record is still in a relative’s name and the family has not decided. Leave off a rental that might be gone by Friday. Those can sit in the app as ghost listings: present for you, absent from estavik.com/your-name.
Put your real city on the page. “India” is not a city. Chennai, Coimbatore, Madurai, Nagercoil, or whichever town you actually serve should be the city field, because that is how a buyer checks you are local. The handle should be your name or your firm, not “bestbroker” or a keyword. Google will only index the page when it is public, the name is real, the city is filled, and at least three listings are on it. Until then, you can still send the link to a person. The link does not need to rank to be useful.
Update the asking price when the owner changes it. A portfolio that shows last month’s price creates the same argument as a stale WhatsApp forward. The owner’s phone still does not move onto the page when you edit the price.
