Open a listing and see customers whose budget and area overlap. Open a customer and see listings that fit. This is a shortlist, not a promise that the buyer will like the property. You still call them. The point is that you call the right eight people, not the entire phone book.
Areas should be written the way you search. “Velachery” and “Velachery, Chennai” will not match by magic if you were inconsistent. Pick one spelling and stick to it. City pages list the area names brokers actually say, so your notes can use those words.

A note that says “nice family, urgent” will never match a listing. A note that says “2 BHK, Velachery or Tambaram, under 90 lakh, east if possible” will. Use the area names from the city pages when you work those markets, and use the buyer’s own words when you work somewhere else. One customer can have two requirements. A buyer who wants either a Ganapathy house or a Saravanampatti flat is two cards, not one muddy card.
Do the same for land. “Plot” is not a requirement. “3 to 5 cent, east, bus stop within a walk, Nagercoil or Suchindrum, under the figure they wrote down” is a requirement. When a new 4 cent site is saved, the shortlist should be those people, not every contact labelled “plot”.
After a visit, do not leave the result in your head. Mark the follow-up for the next morning with one line: liked the road, hated the compound, will decide after talking to a sibling. The next call is then specific. Matching does not close the deal. It stops you from calling the wrong person with the wrong property.
